Painted Kitchen Cabinets
This was a home staging client – I needed to address the brightly painted kitchen that would not be everyone’s taste…(Leafs fans might disagree!) While it is a big undertaking, repainting the cabinets was the only way to go unless the sellers were willing to accept a lower offer on their listing. What a difference! The end result is a fresh, bright kitchen that appears larger and the key is that it is now move in ready. These daunting projects seem overwhelming to sellers but that is exactly how the potential buyer will see them – and that translates into less dollars on their offer to purchase!
Empty Houses are Tougher to Sell
Empty rooms always appear smaller to potential buyers. A home can feel cold and unwelcoming when shown vacant and with nothing in the space, it is difficult for buyers to know how much furniture they could fit into the room. Even if a sofa is on one wall, it is easier to see what else might fit in that area. Spell it out – with rental furniture, you can show buyers possible layouts and purposes for rooms. Could you have imagined that a fireplace would fit into this small living room?
Quick Fix – Easy Kitchen Update
You might have the good ol’ nail breakers as kitchen cabinets or in your bathrooms on vanities. An inexpensive and super easy way to update them is to paint out the wooden trim at the top of the doors and bottom of the drawers. Select a colour that matches the doors so you are not highlighting this outdated feature. You could also drill holes and add new hardware to take it a bit further. In minutes you have an updated, clean, move-in-ready kitchen or bathroom!
Can I Paint My Wood Paneling?
Yes! Whenever I come across dark, dated wood paneled walls, I tread lightly when suggesting they be painted. I swear that painting wood is against some religions! Now there is a difference of drap, dated paneling from antique molding that can be a work or art. Decide what you have and bite the bullet if you want an instantly fresh space. In this home, I kept the ceiling beams raw and now that the room has been lightened this gorgeous feature is highlighted. Fresh creamy carpet finished the room nicely and makes it feel more spacious.
Sometimes a quick reface is just not enough – time for the wrecking-ball! Most things were replaced in this ensuite bathroom but we saved some time and money by painting the vanity. Now it has the relaxing spa feel that buyers love!
Paint – Cheapest & Easiest Way to Make a Huge Difference
Living in your home is different than the way you need to sell your home. If pink is your favourite colour, go crazy with it! As soon as you have decided to sell your home, you must view it as a product for sale on a shelf (with plenty of competitors!) By painting the walls a neutral tone and replacing some ornate decorations with pops of colour here and there revealed a beautiful home in a high end neighbourhood to buyers. Let your listing be remembered as ‘the one with all the upgraded moldings and spacious layout’ – NOT as’ the pink house!
Unclutter & Remove Bulky Furniture
Very large China cabinets are great for storing all your unused wedding gifts and crystal you use once a year…when selling your home it is best to remove bulky furniture and uncover the walls to show off the size of rooms throughout the listing. I reduced the furniture, art, updated the chandelier and once the oversized China cabinet was replaced – I found wall sconces! Extra lighting always warms up spaces and is viewed as an upgrade. Take a look at your space and try not to line the perimeter of a room with furniture and art. By leaving some empty space, your online listing photos will look less cluttered and rooms will appear larger.
